Empty rooms lose buyers. A step-by-step guide to using AI virtual staging to close faster — without hiring a photographer or moving a single piece of furniture.
Virtual staging has transformed how properties are presented to buyers. Where a traditional photoshoot with physical furniture costs €800–2,000 and takes days to schedule, AI virtual staging produces publish-ready results in minutes.
What is virtual staging?
Virtual staging uses AI to digitally furnish an empty or sparsely furnished room with realistic furniture, lighting, and decor. The result is a photorealistic image that looks like a professionally photographed, fully furnished space — indistinguishable to most buyers from a real room.
Why it works for real estate
Buyers struggle to visualise scale and lifestyle in empty spaces. Research by the National Association of Realtors consistently shows that staged properties sell faster and at higher asking prices than equivalent unstaged listings. AI staging delivers those results at a fraction of the cost.
Step 1: Photograph your empty room
Use natural daylight wherever possible. Switch on all interior lights to eliminate dark corners. Shoot straight-on from a corner of the room — avoid fisheye lenses that distort proportions. A standard smartphone camera is sufficient; you don't need a DSLR.
Step 2: Upload to Plan2Vision
Navigate to New Project → Room Photo Transform → Virtual Staging. Upload your JPEG or PNG. The maximum supported file size is 20 MB.
Step 3: Choose a visual style
Pick the style that matches your target buyer demographic:
If you have a specific brief, use the Custom option to describe the look you need.
Step 4: Name your project and generate
Add a descriptive project name for easy retrieval. Hit Generate — the AI will process your room and return a photorealistic staged version in 2–4 minutes.
Step 5: Review and download
Inspect the output at full resolution. The AI preserves all architectural features — walls, windows, doors, ceiling height — and furnishes the space in the style you selected. Download the image and drop it directly into your listing platform or marketing collateral.
Tips for best results
Keep the original room as clean as possible before photographing. Remove clutter, rubbish, and any temporary objects. The AI works best when it can clearly see the floor, walls, and ceiling boundaries.
If your room has an unusual layout or a distinctive architectural feature you want to highlight, add a brief description in the optional notes field before generating.
Batch workflow for large portfolios
If you are staging multiple units in a development, create one project per room type. Each generation costs one credit. For a typical three-bedroom apartment (living room, kitchen-diner, master bedroom, second bedroom), four credits covers a complete set of marketing visuals.
